Operating Engineer - UBC, Vancouver

Position Overview

As an Operating Engineer at UBC, you will play a critical role in the efficient functioning of campus facilities. This position is central to the operation, maintenance, and inspection of all mechanical systems and equipment that fall under the Power Engineer, Boiler, Pressure Vessel and Refrigeration Safety Regulation (PEBPVRSR). You will report directly to the Operations Head, contributing to the overall integrity and safety of the university's infrastructure.

Close attention to detail is required to identify and correct mechanical problems within these complex systems. Errors in judgement or oversight could lead to serious safety and financial concerns, including potential loss of service across the university. This role demands a proactive approach to maintaining optimal performance and compliance with all regulatory standards for building operations.

Key Duties and Responsibilities

The Operating Engineer is responsible for a wide range of essential tasks to ensure the continuous and safe operation of UBC's mechanical infrastructure. Key duties include:

• Operating and maintaining all regulated mechanical equipment systems within campus facilities, including boilers, chillers, heat exchangers, air receivers, and other regulated equipment under the PEBPVRSR.
• Performing regulatory inspections and assessments of systems and equipment, including steam boiler plants, chiller plants, district energy systems, laboratory ventilation systems, air handling units, compressors, and related equipment.
• Maintaining accurate records of maintenance activities and operational logbooks to ensure optimal performance and compliance.
• Performing routine maintenance, including checking belt drives for wear, alignment, and tension; replacing and realigning fan coil belts and minor supply/exhaust fan belts when required.
• Checking various pump operations and controls, including sump pumps; assessing compressors and draining moisture and oil from air receivers and vacuum tanks; replacing air filters and reporting on equipment condition.
• Performing emergency generator testing as required and ensuring compliance with documentation and schedules.
• Utilizing Building Management Systems (BMS) to evaluate system operation and performance, identify malfunctions, and control local and remote equipment as directed.
• Performing routine tests and control of chemical treatment in campus facilities, including boiler plants, chiller plants, and building heating and air-conditioning systems, maintaining all records according to policies and procedures.
• Answering service and emergency calls, assessing required repairs, and determining appropriate action. Investigating emergency calls and rendering equipment and systems safe, taking immediate action to minimize problems associated with emergencies as detailed in the Emergency Communication Protocol.
• Reporting on the general condition of mechanical equipment rooms and taking immediate action to correct any housekeeping or potential safety hazards in mechanical equipment spaces.
• May be required to perform other duties related to the qualifications and requirements of the role.

Qualifications and Experience

To be successful in this vital engineering role at UBC, candidates must meet the following minimum qualifications:

• BC Fourth Class Power Engineer Certificate of Competency.
• 3-5 years of experience in a building mechanical systems environment.
• Valid B.C. Class 5 driver's license.
• Knowledge of Windows-based software.
• Knowledge of building operations, including but not limited to BAS, HVAC, mechanical, electrical, plumbing, and life safety systems.
