This Financial Analyst, Real Estate FP&A position supports forecasting, budgeting, planning, and month-end tasks for Real Estate operating expenses across over 1700 store locations and corporate offices. The role involves close partnership with Real Estate Construction and Asset Management teams to identify strategic opportunities and risks within the Real Estate portfolio. Key responsibilities include designing and maintaining monthly financial reporting packages for internal stakeholders such as Corporate Planning Group, Real Estate, accounting, and other FP&A teams.
The analyst will work closely with Real Estate and Accounting to identify OpEx variances, provide analysis and commentary, and identify risks and opportunities to support decision-making. This role also involves preparing P&L and Balance Sheet projections, forecasts, and budgets in partnership with stakeholders to ensure business assumptions are accurately reflected. You will assist with the development of the 3-year Outlook Plan (AOP) by incorporating historical trends and other micro and macroeconomic factors.
The position requires developing, enhancing, and maintaining dynamic, complex financial models that enable efficient project evaluation and support both recurring and ad-hoc decision-making. You will maintain and reconcile Corporate Real Estate projects on Planview to ensure spends are accurately forecasted and budgeted, and provide support for ad-hoc requests and special reporting requirements. Identifying efficiencies and streamlining planning and reporting processes is also a key aspect of this role.
What You'll Bring
To succeed in this role, you will possess a university degree in Accounting, Finance, or a business-related discipline. A professional Accounting or Finance designation or an MBA, or actively working towards one (such as CPA-CMA, CA, CGA), is considered a valuable asset. You should have one to two years of experience in an FP&A or related role, preferably gained within a corporate or retail environment. Experience or knowledge with IFRS16 is considered a strong asset.
We are looking for individuals with strong interpersonal and communication skills, capable of building effective working relationships with all stakeholders. Strong financial acumen is essential, including expertise in financial modelling, business case development, and financial valuation. You should demonstrate attention to detail and a team player mentality, with an ability to effectively collaborate to deliver results. Critical thinking skills, a desire to challenge the status quo, and a proven ability to "connect the dots" and tell a story are highly valued.
Expert working knowledge of Excel and advanced working knowledge of other Microsoft applications such as Word, PowerPoint, and Power BI are required. Experience in Hyperion Financial Management, PeopleSoft, and Planview are considered assets.
